Private Greek Island Enters Auction Market at Residential Real Estate Price

An uninhabited private island named Makri, situated in the Ionian Sea, is scheduled to be auctioned during the upcoming autumn session. The initial bidding price for the property has been set at 247,000 euros. This figure represents a massive decline in the asset's market value, considering that the owners previously attempted to liquidate the same land parcel for approximately 8 million euros a few years ago.

The primary catalyst for this drastic price reduction is the stringent environmental protection legislation governing the territory. The entire island is integrated into the pan-European "Natura 2000" ecological network, which safeguards protected woodland areas and local ecosystems. Consequently, the local municipality enforces an absolute prohibition on the construction of large-scale commercial tourism infrastructure, including resorts, hotel complexes, and multi-story structures.

The prospective buyer will be legally restricted to utilizing the land solely for eco-friendly agricultural purposes or installing minimal structures that do not disrupt the natural landscape. Currently, the island's only existing infrastructure consists of a small dilapidated cottage, a minor chapel, and a traditional cistern designed for rainwater harvesting. This restrictive legal framework has discouraged major international hospitality developers who sought commercial profitability, leading them to withdraw from the acquisition process.

Despite these limitations, the global luxury real estate market maintains a strong demand for isolated island properties among high-net-worth individuals. Premium private destinations operate successfully across the globe, from the Mediterranean to the Caribbean and the Maldives, with Richard Branson's Necker Island being the most notable example. However, in the case of Makri, any potential buyer will acquire the land strictly as a secluded personal sanctuary, with zero options for commercial expansion.
